It also expects its portfolio capacity to grow to 87,249 beds by 2027.\nCenturion Corporation has reported earnings of $26.5 million for the 1HFY2026 ended June 30, 64% lower y-o-y, as net fair value loss on investment properties deepened to $32.8 million from $3.5 million in 1HFY2025. The net fair value loss includes $19.1 million in stamp duties paid by Centurion Accommodation REIT (CAREIT) to acquire Epiisod Macquarie Park, which was recorded as fair value loss on investment properties.\nEarnings from core business operations fell by 16% y-o-y to $48.8 million due to a larger non-controlling interest share after the listing of CAREIT in 2025, as well as the distribution in specie in 2QFY2026.\nRevenue for the period rose by 31% y-o-y to $184.9 million, mainly due the consolidation of Westlite Mandai, the new operational beds in Singapore, the Harum Megah portfolio in Malaysia, as well as the addition of Epiisod Macquarie Park, Australia, which became operational in January.\nGross profit was up by 34% y-o-y to $146 million while gross profit margin improved by 1.8 percentage points y-o-y to 79%.\nProfits from core business operations rose by 34% y-o-y to $87.7 million.\nRevenue for Centurion's purpose-built workers' accommodation (PBWA) segment grew by 32% y-o-y to $143.1 million as revenue from Singapore and Malaysia's PBWAs increased. The segment's average financial occupancy fell by six percentage points y-o-y to 84% largely due to lower occupancy rates in Malaysia and the ramp-up of newly added beds in Singapore.\nWestlite Sheung Shui in Hong Kong recorded an average financial occupancy of 70% in 1HFY2026, up two percentage points y-o-y.\nRevenue for the group's purpose-built student accommodation (PBSA) segment increased by 31% y-o-y to $40.6 million as revenue from the UK and Australian PBSAs rose. The overall growth was driven by sustained high occupancy in the UK, positive rental reversions in the UK and Australia, and contributions from Epiisod Macquarie Park in Sydney.
