Parkway Life REIT's Tenant Exit Offers Opportunity for Portfolio -- Market Talk

0251 GMT - Parkway Life REIT's tenant exit from its Japan portfolio offers an opportunity for value-creation as it plans to optimize its portfolio, OCBC Group Research's Ada Lim says in a research report. The REIT's rental income from the portfolio's Japanese nursing homes was lower in 1Q due to a tenant's exit, the analyst notes. However, management shared that the security deposits held are enough to offset outstanding rental obligations, with ongoing leasing discussions for the properties. OCBC Group Research maintains the unit's buy rating, but trims the fair value estimate to S$4.82 from S$4.83 to reflect minor adjustments to its valuation model. Units are 0.25% higher at S$4.03.
