CapitaLand Ascendas' Portfolio Rent Increases Likely to Moderate -- Market Talk

0143 GMT - CapitaLand Ascendas Real Estate Investment Trust's portfolio rent increases are likely to moderate, says OCBC Group Research's Andy Wong in a note. While its rent increases for 1Q were solid at 10.6%, the REIT manager maintained its guidance at mid-single digit levels for 2026, he says. The trust's occupancy could remain soft in the foreseeable future, as occupancy for business-space properties in the U.S. has yet to bottom, the analyst says. He trims his 2026-2027 distribution per unit projections by 5.9%-6.6% on an enlarged unit base and likely weaker operating metrics. OCBC cuts its fair-value estimate to S$3.11 from S$3.28 but maintains its buy rating. Units are 0.8% lower at S$2.50.(megan.cheah@wsj.com)
