CapitaLand Ascott Trust has entered into a sale and purchase agreement to divest The Robertson House by the Crest Collection, a 336-unit hotel at 1 Unity Street in Singapore’s Robertson Quay, to an unrelated third-party buyer for 360.0 million Singapore dollars, representing a 4.0% premium to its 346.0 million Singapore dollars independent valuation as at Dec, 31 2025.
The property, renovated in 2023, offers 11,056 sq m of gross floor area and sits on a 99-year leasehold that commenced on Nov, 27 2006. Completion of the sale is expected in the third quarter of 2026.
Net proceeds are estimated at about 341.7 million Singapore dollars after an anticipated 11.0 million Singapore dollars of divestment costs, including a 1.8 million Singapore dollars divestment fee and 9.2 million Singapore dollars in professional and related expenses.
CapitaLand Ascott Trust expects to record an estimated net gain of approximately 38.1 million Singapore dollars from the transaction, of which 5.0 million Singapore dollars will be recognised in its statement of total return and 33.1 million Singapore dollars will be credited to the revenue reserve.
The managers said proceeds may be redeployed into higher-yielding assets, asset enhancement projects, debt repayment or other general corporate purposes. The sale is classified as a discloseable transaction under Singapore Exchange rules and does not require stapled securityholder approval.
