Raffles Education to receive S$50 million net from compulsory PRC land acquisition

Raffles Education Limited announced on Aug, 18 2026 that it has signed a land reclamation compensation agreement with the Langfang Economic and Technological Development Zone Management Committee for the compulsory acquisition of its 499-mu site in Gu'an County, Hebei Province, at a total compensation of about RMB293 million (approximately 54 million Singapore dollars).

After deducting estimated corporate income tax and professional fees, the group expects net cash proceeds of roughly RMB270.68 million (about 50 million Singapore dollars).

The compensation will be paid in two tranches: RMB150 million within one week of transferring 306.46 mu of the land, and RMB143.26 million by the end of 2026 upon full handover of the remaining parcels and completion of registration cancellations.

Raffles Education purchased the land in 2008 for about RMB190 million. The parcel, zoned for educational and scientific use, has remained undeveloped and currently incurs annual depreciation charges of roughly RMB22.11 million.

The company said the incoming funds will materially strengthen its net cash position and equate to a significant share of its market capitalisation, which stood at about 206 million Singapore dollars on Aug, 17 2026.
