Keppel REIT books stronger 1H26 earnings, divests Tokyo asset above valuation

Keppel REIT (K71U) told the Macquarie ASEAN Conference on Aug, 20 2026 that it has completed the sale of KR Ginza II in Tokyo for JPY 11.52 billion, a 28.4 per cent premium to its November 2022 purchase price and 9.7 per cent above the most recent valuation. The transaction was finalised on Aug, 17 2026, and leaves portfolio committed occupancy at 96.0 per cent with a weighted average lease expiry of 4.5 years.

For the six months ended Jun, 30 2026, net property income rose 13.1 per cent year-on-year to 122.5 million Singapore dollars, supported by positive rental reversions in Singapore and higher contributions from Australia. Distributable income from operations gained 25.2 per cent to 119.6 million Singapore dollars, while distributable income including the REIT’s Anniversary Distribution reached 129.6 million Singapore dollars, up 22.8 per cent.

The interim distribution per unit (DPU) was set at 2.61 Singapore cents, with an ex-date of Aug, 5 2026 and payment slated for Sep, 15 2026. Keppel REIT’s aggregate leverage stood at 40.0 per cent as at Jun, 30 2026, and its weighted average cost of debt was 3.27 per cent per annum, with 62 per cent of borrowings on fixed rates.

The manager added that sustainability-linked borrowings now account for 80 per cent of total debt and that 100 per cent of its Singapore assets have achieved BCA Green Mark Platinum Super Low Energy certification.
