SZI Q1 2026 Update: RMB3.05 Billion Contracted Sales, Strong Commercial Footfall and 6.46 Million m² Property Management Expansion

Shenzhen Investment Limited (SZI) reported resilient operating momentum for the first quarter of 2026, underpinned by solid sales in real estate development, continued accolades in commercial and property operations, and effective traffic-driven retail initiatives.

Commercial Operation • UpperHills secured the CSVB 2025 “Gold Award for Urban Regional Commercial Benchmark” and the “Silver Award for Repositioning Pioneer,” while Mandarin Oriental Hotel at UpperHills entered Travel+Leisure’s “The 500 Best Hotels in the World.” • Two flagship events—the “Greater Bay Area Flower Show” and the “Spartan Race China Series Opening Race”—generated 2.12 million visits and drove mall sales to RMB191.00 million, up 12% year-on-year; sales for park merchants surged 80%, retail sales rose about 13%, and catering achieved double-digit growth. • During the May Day holiday, UpperHills posted an 18% year-on-year increase in traffic and a 10% rise in sales. A new “Dong Mingzhu Health Home” store opened at Shum Yip Taifu International Home Furnishing Square, broadening the commercial brand matrix.

Property Operation • Shum Yip Operations was ranked 13th in the “2026 Top 100 Property Service Companies in China,” retained the “China’s Leading Smart City Service Enterprise” title for a sixth consecutive year, and received “2025 Outstanding Enterprise” and “Industry Service Model” honors. • Net expansion of contracted management area reached approximately 6.46 million m² in Q1 2026. In early May, the company won the operation and maintenance contract for the new joint inspection building at Huanggang Port, strengthening its position in critical infrastructure services.

Real Estate Development • Unaudited Q1 2026 contracted sales totaled RMB3.05 billion on 127,403 m², reflecting steady demand across Shenzhen, Zhongshan, Shanghai, and Chengdu projects. • May Day holiday sales contributed RMB500.00 million, an 18% year-on-year increase, underscoring robust brand appeal. • Construction progress remained on schedule: Tairui Mansion and Bay Front F25 plot completed construction filings, and six project phases—covering roughly 428,000 m²—finished completion filings during the quarter.

Management states that focus will remain on urban asset management, integrated operations, and technology-industry investment services to support high-quality growth.
