Hong Kong Stocks in Focus: Selected Mainland Property Developers Rise as China Overseas Gains Over 4% Amid July Market Stabilization

Shares of several mainland Chinese property developers are trading higher in Hong Kong, with China Overseas Development (00688) climbing 4.32% to HK$14 at the time of writing. Greentown China (03900) advanced 3.8% to HK$7.785, while China Resources Land (01109) rose 3.06% to HK$35. China Jinmao (00817) also gained 3.11%, reaching HK$1.49.

On the data front, the National Bureau of Statistics released on August 17 the pricing movements for new commercial housing in 70 major cities for July 2026. The figures indicate that, in first-tier cities, new home prices saw an overall month-on-month uptick, whereas second- and third-tier cities experienced declines. Year-on-year, the rate of decrease in prices across all three tiers continued to narrow broadly.

According to Huatai Securities, the July real estate data reveals that the property development chain remains in a contraction phase, with prices undergoing modest adjustments during the off-season. The firm noted that Beijing's recent policy measures signal a proactive stance, and the performance of the traditionally strong "Golden September and Silver October" sales period warrants close attention.

China Galaxy Securities observed that July represents a slow season for the property market, with sales volumes significantly influenced by seasonal factors. The brokerage highlighted that developers' earlier land acquisitions and project launches have been of relatively high quality, as evidenced by positive month-on-month and year-on-year growth in average selling prices. However, investment activity continues to face downward pressure. The firm believes that the property market is likely to improve progressively, with expectations for the sector stabilizing, paving the way for a gradual transition toward balanced, healthy, and high-quality development.
