The founder of Zara's parent company Inditex, Spanish billionaire Amancio Ortega, has acquired the Capital 8 office complex in Paris's 8th arrondissement for approximately €800 million through his family investment firm Pontegadea. This transaction marks the largest single office asset deal in Europe since 2022.
Located at 32 Rue Monceau in Paris, Capital 8 spans a total area of 45,000 square meters and currently boasts an occupancy rate of nearly 95%. Its key tenants include international heavyweights such as British bank NatWest, Japan's Mitsubishi Corporation, French firm Tikehau Capital, and shipping group CMA CGM. The seller is the American asset management company Invesco, which purchased the property from Unibail-Rodamco-Westfield in 2018 for €789 million and subsequently invested over €100 million in renovations.
Now 89 years old, Ortega is Spain's richest man. According to media billionaire indices, his personal fortune is estimated at around $130 billion, ranking him 15th globally. Pontegadea holds approximately 59% of Inditex's shares and continuously reinvests the massive dividends it receives from the retail giant into real estate, infrastructure, and energy sectors. As of 2024, the real estate assets under its management were valued at approximately €19.3 billion.
This acquisition sets a new investment record for Pontegadea in the European market, second only to its 2022 purchase of the Royal Bank Plaza in Toronto, Canada, for around €838 million. Earlier in 2025, Pontegadea also acquired the five-star hotel Banke Opera in Paris, demonstrating its ongoing interest in premium assets located in core French cities.
