LHN Limited posts 44% rise in 1H2026 pre-tax profit, declares 1.0 cent interim dividend

May, 14 2026 – LHN Limited (41O) reported profit before taxation of 25.92 million Singapore dollars for the six months ended Mar, 31 2026 (1H2026), up 43.6% year-on-year, driven by contributions from its Space Optimisation Business and net fair value gains on investment properties.

The group’s net profit attributable to equity holders rose 18.6% to 16.75 million Singapore dollars, while gross margin widened by 3.3 percentage points to 60.9%. Earnings per share came in at 3.92 Singapore cents, versus 3.38 cents a year earlier. The board declared an unchanged interim dividend of 1.0 Singapore cent per share.

Revenue slipped 13.7% to 60.93 million Singapore dollars, reflecting lower contributions from the Property Development and Facilities Management segments, partly offset by a 10.7% increase in Space Optimisation revenue to 42.12 million Singapore dollars. Within Space Optimisation, Residential Properties revenue, under the Coliwoo co-living brand, climbed 16.0% to 27.44 million Singapore dollars as portfolio rooms expanded to 3,897 and occupancy reached 97.0%.

Adjusted segmental profit before tax from Space Optimisation grew 4.3% to 27.55 million Singapore dollars, outweighing declines in Property Development and Energy businesses. Facilities Management delivered a 20.0% rise in adjusted pre-tax profit to 2.75 million Singapore dollars despite a 7.8% revenue drop due to expired carpark leases.

As part of its asset-light strategy, LHN has launched seven stabilised freehold hospitality and living assets for sale, carrying a combined indicative price of 218.5 million Singapore dollars. The group also completed the disposal of its stake in a subsidiary holding 404 Pasir Panjang Road via a sale-and-leaseback deal.

Looking ahead, LHN cited resilient industrial and residential rental markets, continued demand for self-storage and flexible office solutions, and growth opportunities in eldercare facilities management and renewable energy services. The company maintains its goal of expanding the Coliwoo portfolio to 10,000 rooms by 2030 while pursuing selective property acquisitions and management contracts.
