CapitaLand India Trust reports 20% increase in 1H 2026 distributable income

CapitaLand India Trust (CY6U) told investors at Citi’s 2026 ASEAN Summit in Singapore on Aug, 13 2026 that income available for distribution for the six months ended Jun, 30 2026 rose 20 per cent year on year to 4.62 billion Indian rupees (approximately 64.2 million Singapore dollars).

Total property income grew 3 per cent to 9.92 billion rupees (about 137.6 million Singapore dollars), while net property income increased 6 per cent to 7.75 billion rupees (around 107.5 million Singapore dollars). Distribution per unit advanced 13 per cent to 2.88 rupees, equivalent to 4.00 Singapore cents.

Operationally, the Singapore-listed trust maintained a 91 per cent committed occupancy across its eight information-technology parks and four industrial and logistics facilities, recording a trailing 12-month rental reversion of plus 24 per cent. Gearing stood at 38.0 per cent as at Jun, 30 2026, with an average cost of debt of 5.6 per cent and 74.5 per cent of borrowings on fixed rates.

During Jul 2026 the trust drew down an onshore term loan of 5.5 billion rupees (about 74 million Singapore dollars), lifting onshore debt to 29 per cent of total borrowings and targeting 40–50 per cent over the next three to four years. Management estimates the refinancing will raise annual distribution per unit by 1.6 per cent through lower withholding tax and full interest deductibility.

In its data-centre portfolio, the 50 MW Tower 1 at CapitaLand DC Navi Mumbai was fully handed over to a hyperscale tenant in Jul 2026, with full income contribution expected from Aug 2026. Across four data-centre developments the trust has secured or delivered 50 MW of power capacity, with another 150 MW under construction or committed, representing total projected capacity of 200 MW. Capital expenditure of roughly 330 million Singapore dollars had been incurred to Jun 2026, with an additional 230 million Singapore dollars budgeted for 2H 2026.

CapitaLand India Trust’s committed portfolio spans 22.0 million square feet of completed space across Bengaluru, Chennai, Hyderabad, Pune and Mumbai, supplemented by 2.4 million square feet of IT park developments, 6.8 million square feet of forward-purchase assets and 4.9 million square feet of development potential. The trust’s market capitalisation stood at 1.5 billion Singapore dollars as at Jun, 30 2026.
