CapitaLand India Trust highlights 8.3% yield and 32.3 million sq ft growth pipeline at Avendus REITs & InvITs Conclave 2026

CapitaLand India Trust (CY6U) told participants at the Avendus REITs & InvITs Conclave 2026 on Jun, 16 2026 that it is offering an annualised dividend yield of 8.3%, derived from a FY 2026 distribution of 1.44 Singapore cents per unit and a closing price of 1.01 Singapore dollars on May, 29 2026.

The Singapore-listed, India-focused business trust reported a portfolio of eight information-technology parks, four industrial and logistics facilities and four data-centre developments across Bangalore, Chennai, Hyderabad, Pune and Mumbai. Completed space totals 21.7 million sq ft, while committed projects—including 7.3 million sq ft of forward-purchase assets, 1.9 million sq ft of IT building developments and 1.4 million sq ft of redevelopment potential—are expected to raise the aggregate area to 32.3 million sq ft by 2030.

Market capitalisation stood at approximately 1.5 billion Singapore dollars (111 billion Indian rupees) as of May, 31 2026. Total unitholder return reached 10.7% for the 12 months to May, 31 2026, and the trust has achieved an 11% compound annual growth rate in portfolio size since listing.

Management detailed progress on its data-centre strategy, noting the February 2026 completion of a 99.7 million Singapore-dollar divestment of 20.2% in three ongoing projects—CapitaLand DC Navi Mumbai Towers 1 & 2, CapitaLand DC ITPH and CapitaLand DC Chennai—while retaining majority ownership. The developments carry a combined enterprise value of 738 million Singapore dollars and will add 200 MW of gross capacity between 2025 and 2026.

As of Mar, 31 2026 the trust’s gearing ratio stood at 35.7%, with 78.5% of debt on fixed rates and a currency mix of 54% Indian-rupee and 46% Singapore-dollar borrowings. The manager targets boosting onshore rupee financing to 40–50% within four years and intends to distribute 90% of income available for distribution, retaining 10% for financial flexibility.

On sustainability, CapitaLand India Trust reported a 43% reduction in absolute Scope 1 and 2 greenhouse-gas emissions since 2019, 57% renewable-energy consumption across its business-park portfolio, and 99% green-certified assets. The trust secured a five-star rating with 92 points in the 2025 GRESB Real Estate Assessment and maintained an “A” rating from MSCI ESG.
