UIB REIT Management Pte Ltd, the manager of UI Boustead REIT, announced on May, 07 2026 that it has renewed and signed new leases covering 305,292 square feet between Oct, 01 2025 and Apr, 30 2026, pushing the REIT’s portfolio committed occupancy to 92.2% as at Apr, 30 2026.
The Singapore portfolio reached 97.1% committed occupancy, supported by a new lease at 26 Tai Seng Street that raised the building’s occupancy to 96.7%. At AUMOVIO Building Phase 3, about 40% of net lettable area has been pre-committed ahead of asset-enhancement completion targeted for Nov, 2026.
In Japan, portfolio occupancy improved to 83.2%. Full occupancy was achieved at Toyo MK Fuso Building, while UIB Konan Phase 2 rose to 81.6% with 12.7% of its space in advanced negotiations.
To mitigate cost volatility, the manager has locked in electricity tariffs for all Singapore properties for the next three years; utility costs in Japan remain largely passed through to tenants.
As at Mar, 31 2026, aggregate leverage stood at 37.0%, weighted average all-in debt cost was about 2.5%, half of total debt was fixed-rate, and weighted average debt expiry was 4.1 years with no refinancing due until FY 2029.
UI Boustead REIT’s portfolio comprises 23 properties in Singapore and Japan, with a total agreed property value of approximately 1.9 billion Singapore dollars and about 5.9 million square feet of gross floor area.
