Poly Property flags RMB 700.00–800.00 million interim loss, cites fewer project deliveries and margin squeeze

Poly Property Group Co., Limited issued a profit warning for the six months ended 30 June 2026, projecting a loss attributable to shareholders of between RMB 700.00 million and RMB 800.00 million. The company reported a profit of RMB 208.00 million in the same period of 2025.

Management attributes the expected downturn to two factors: 1. Declining project deliveries, which directly curtailed revenue recognition. 2. Persistent weakness in Mainland China’s property market, compressing gross margins and prompting inventory clearance that further diluted profitability.

Despite the anticipated loss, Poly Property highlighted several balance-sheet metrics that remain intact: • All three “red-line” leverage indicators stayed within the green zone as of 30 June 2026. • Total borrowings continued to fall, while cash reserves were described as ample. • The wider Property Group, including joint ventures and associates, achieved contracted sales of approximately RMB 23.20 billion in the first half.

The interim figures are preliminary and unaudited; final results will be released upon completion of the review process. Shareholders and prospective investors are advised to exercise caution when dealing in the company’s shares.
