Digital Core REIT posts steady 1Q26 distributable income and outlines growth plans

Digital Core REIT reported distributable income of about 11.7 million Singapore dollars for 1Q26, broadly unchanged from the same quarter a year earlier.

The trust said portfolio occupancy stood at 97 per cent as at Mar, 31 2026, with a weighted average lease expiry of 4.4 years across 11 data centres valued at approximately 1.8 billion Singapore dollars. Aggregate leverage was 39.0 per cent, providing debt headroom of roughly 428 million Singapore dollars before reaching the 50 per cent statutory limit.

During the quarter, Digital Core REIT repurchased 7.1 million units at an average price of S$0.486, which the manager said added around 0.3 per cent to distribution per unit. The trust also recast its credit facilities in 4Q24, extending the weighted-average debt maturity to 3.5 years; 80 per cent of total borrowings are on fixed rates.

For the three months ended Mar, 31 2026, revenue was 44.1 million Singapore dollars, essentially flat year on year. Net profit attributable to unitholders rose to 5.4 million Singapore dollars from 2.1 million Singapore dollars, while net asset value per unit was S$0.79.

Operational initiatives include a refurbishment at the Linton Hall property, which is expected to lift sellable capacity by 13 per cent and increase net rent by 35 per cent upon lease commencement in Dec, 01 2026. The manager said the sponsor’s global pipeline of more than 300 data centres supports a potential expansion path toward a 15 billion Singapore dollar portfolio.

Digital Core REIT added that favourable digital economy and artificial-intelligence trends continue to underpin demand for data-centre capacity in its core markets of the United States, Canada, Germany and Japan.
