CapitaLand India Trust (CY6U) plans S$150 million placement and portfolio expansion at Citi conference

CapitaLand India Trust (CY6U) told investors at Citi’s 2026 Property and Financials Conference on Jun, 23 2026 that it has raised about 150 million Singapore dollars through a private placement of 124.2 million new units priced at S$1.208 each, after the deal was approximately 2.6 times covered. The proceeds will fund forward purchases of the MAIA and Ebisu office projects, budgeted at around 47.4 million Singapore dollars and 100.0 million Singapore dollars, respectively.

The trust also reported completing the sale of a 20.2% stake in three data centres under development on Feb, 27 2026 for 7.0 billion Indian rupees (about 99.7 million Singapore dollars). The transaction reflects an enterprise value of 52.0 billion Indian rupees (about 738 million Singapore dollars) and a 2.7-times multiple on invested capital, representing a 13.7% premium to the assets’ independent valuation.

As at Mar, 31 2026, CapitaLand India Trust managed 21.7 million square feet of completed space across eight IT parks, four industrial and logistics facilities and four data-centre developments in five Indian cities. Including 7.3 million square feet of forward-purchase assets, 1.9 million square feet of IT park developments and 200 MW of data-centre capacity, the committed pipeline is expected to lift portfolio floor area by roughly 49% by 2030.

The trust cited an annualised dividend yield of 8.3% based on an FY 2026 advanced distribution of 1.44 Singapore cents per unit and a closing price of S$1.01 on May, 29 2026. Total unitholder return for the 12 months to May, 31 2026 was 10.7%, while market capitalisation stood at about 1.5 billion Singapore dollars.

Management added that 54% of borrowings were denominated in Indian rupees at Mar, 31 2026 and outlined plans to raise the onshore share to 40–50% of total debt to enhance natural currency hedging. The gearing ratio improved to 35.7%, with average borrowing cost at 5.7% and an interest coverage ratio of 2.8 times.
