Holiday property market sees strong supply and demand

During the recent National Day holiday, visits to new property projects and transaction volumes in Nanjing and Wuxi picked up noticeably, with improvement-oriented buyers entering the market at a faster pace and policies such as talent home-buying subsidies and "trade-in" programs continuing to show their effects. Nearly 600 new commodity residential units were sold in Nanjing during the holiday, according to Xinhua Daily.

The Nanjing property market maintained its stabilizing trend over the holiday, with several projects performing strongly. The project Puyi Zundi in the southern new city area of Qinhuai district launched its first two buildings on September 28, offering 120 units in total. By the end of the holiday, its sell-through rate had exceeded 95%, with only top-floor units and a small number of second-floor units remaining. The Yueman Yunchuan project in Jiangning district remained in continuous sales, selling about 10 units per day on average during the holiday. The project has 824 units in total, with fewer than 200 still available. Asked about the strong sales, Shen Liangliang, sales manager of Puyi Zundi, attributed them to two factors: "good products" and "market consensus."

Policies and market signals are changing buyers' attitudes. Shen said that in the past, some potential buyers had strong wait-and-see sentiments. With the implementation of the "828 New Policy" and positive signals from land auctions and new housing supply, more people have come to believe the market is recovering. In terms of buyer groups, improvement-oriented customers seeking homes of 140 to 200 square meters have recently become the main force entering the market. Originally "could buy or not buy," they shifted from hesitation to "timely purchase" as the market stabilized and policy support continued.

The Wuxi property market was also bustling during the holiday. The three-day 2026 Wuxi Autumn Housing Consumption Festival and Talent Livable Carnival drew more than 60,000 visitors, with more than 2,700 groups of project visitors and intended talent buyers. The Xicheng Yayuan project in the core area of Liangxi district received more than 50 visiting groups per day on average. Yao Zhijuan, a sales consultant for the project, said about 80% of inquiries came from young people eligible for talent subsidies, mostly bachelor's and master's degree holders, with many focusing on school-district homes. This year, Wuxi issued two home-buying support policies: talent home-buying subsidies are granted by education and skill level, with college graduates to doctoral degree holders receiving 8 to 40 thousand yuan; eligible urban families with basic housing needs who improve their housing can receive assistance equal to 15% of the purchase price, up to 200 thousand yuan.

Jia Xuling, president of the Wuxi Real Estate Industry Association, said that based on performance during the National Day period, the Wuxi property market is generally improving, with the second-hand housing market especially active. He believes that, on one hand, second-hand homes have relatively lower total prices and are better suited to the improvement needs of first-time buyers and low-income families; on the other hand, after the market bottomed out and stabilized, some first-time buyers stopped waiting and accelerated their entry. Talent subsidy policies also encouraged middle-income buyers to purchase homes, with some specifically buying units in older communities in the hope of improving living quality and enhancing property value through urban renewal.

"Trade-in" was another highlight of the Wuxi property market during the holiday. State-owned enterprises including Liangcheng Meijing, Huishan Guokong and Taihu New City Group collectively launched upgraded trade-in policies. Among them, projects under Liangcheng Meijing recorded more than 1,000 visits and more than 60 transactions during the National Day holiday, with its fully upgraded "trade-in" policy becoming a focus of customer inquiries; three projects under Huishan Guokong recorded 330 visits and 16 transactions, with talent subsidy customers accounting for more than 90% and trade-in transactions about 30%, showing a concentrated release of improvement and replacement demand; Taihu New City Group's trade-in 3.0 raised the old-home offset ratio to 85%, generating about 200 million yuan in transactions during the holiday.
