AIMS APAC REIT (O5RU) reported revenue of 190.7 million Singapore dollars for the financial year ended Mar, 31 2026, an increase of 2.2% from the previous year.
Net property income rose 5.7% year on year to 141.3 million Singapore dollars, while distributions to unitholders grew 3.1% to 80.6 million Singapore dollars. Distribution per unit was 9.850 Singapore cents, 2.6% higher than a year earlier.
Portfolio occupancy stood at 93.6% as at Mar, 31 2026; including committed leases, occupancy would be 96.8%. Rental reversion for the year was positive 7.7% and tenant retention rate was 69.5%. The portfolio’s weighted average lease expiry was 4.0 years.
Aggregate leverage declined to 26.8% from 28.9% a year ago. Eighty per cent of borrowings are on fixed rates and the weighted average debt maturity is 2.2 years.
During the year, the trust completed the 61.6-million-Singapore-dollar acquisition of 2 Aljunied Avenue 1 in Nov, 30 2025, divested 8 Senoko South Road on Apr, 16 2026, and agreed to sell 3 Toh Tuck Link at a 32.5% premium to valuation. It also issued two tranches of subordinated perpetual securities: 150 million Singapore dollars at 4.10% in Jan, 19 2026 and 100 million Singapore dollars at 4.25% in Mar, 05 2026.
Asset-enhancement initiatives were completed at 15 Tai Seng Drive and 7 Clementi Loop, and the REIT increased its installed solar capacity by 40% to 15.46 megawatt-peak.
Total portfolio valuation rose 5.9% year on year to about 2.25 billion Singapore dollars, with Singapore assets contributing roughly 72% and Australian assets about 28%.
The manager said it has undrawn committed facilities and cash of approximately 263.4 million Singapore dollars and is in discussions with lenders for upcoming refinancing.
